Abstract

ANALYSIS OF THE IMPACT OF CONTRACT CHANGE ORDER ON COST AND TIME (Case Study on PT SHOENARY JAVANESIA Inc. Dormitory Building Project) Senna Suryana, NIM. 1530121002. PT. SHOENARY JAVANESIA Inc. in Temanggung Regency, Central Java Province, it stands on an area of ± 17 hectares with an estimated construction cost of ± Rp. 500 billion. PT. SHOENARY JAVANESIA Inc. appoint one contractor, namely PT. CAKRA KENCANA INDAH to build the entire area of the factory. This study aims to determine the impact that occurs on costs and time due to the Contract Change Order. The object of this research focuses on the construction of the Dormitory building (Mess for Foreign Workers). The process of constructing the Dormitory building has undergone many changes from the initial plan with adjustments to the initial drawings from aspects of structural and architectural work which resulted in the occurrence of a Contract Change Order. This study uses the method of unit price analysis, analysis of execution time calculations, comparative analysis to determine the magnitude of the effect on the initial contract and the impact on costs and time. The results of this study indicate that from the aspect of architectural work, the largest change is 100%, resulting in an additional 4.2% of costs from the initial contract and increasing the duration of the work. So that it is expected to be the basis of calculation for submitting a Contract Change Order based on considerations of changes in cost and time.
